Ville City offers the following services for residential lettings:
Lettings Process
1 - Valuation
Free of charge with no obligation. If you are happy and agree with our Ts & Cs, we move on to the following step!
2 - Property Details & Advertising
We will take some pictures and will do a video tour of the property and update it all on the property web portals.
3 - Viewings and Offer Negotiation
We will conduct viewings and submit offers. We will work to get the best possible price according to market condition at the time of advertising.
4 - Paperwork
Once an offer is agreed, we will request a preliminary deposit (1 week rent) from the applicant and start the referencing process. Once the reference report is received and satisfactory we will proceed with the contract and the Right to Rent check . We will help you alongside to organise inventory check in (not mandatory but highly recommended), gas safety check (if needed) and professional cleaning (if requested by the applicant).

Ville City is a member of My Deposits.co.uk and will provide a deposit certificate to the tenant and landlord. This document will need to be signed by the tenant.
*Each time a new contract is signed, a new registration is needed.
3. Gas safety certificate (mandatory): £95 (Valid for 1 year)
4. Energy Performance Certificate (mandatory): £100 (valid for 10 years)
A valid certificate is needed in order to advertise a property.
PRICES TO BE CONFIRMED
1. Electrical Inspection Condition Report (EICR - mandatory):
Five-year electrical safety check from 1st July 2020 (MANDATORY). Landlords must ensure every fixed electrical installation is inspected and tested by a qualified person every five years or in between tenancies (less than 5 years) depending on the condition of the electrical installation. A report of the results of the inspection and test will need to be provided to the tenants within 28 days. This report will also need to be retained until next check is due.
2. Portable Appliance Testing (PAT test):
The landlord needs to ensure that the electrical equipment in their rented property is maintained in order to prevent danger. It is recommended for PAT testing to be done every two years or between tenancies. This would include toasters, microwaves, kettles, etc...
3. Professional cleaning:
Prices vary on size of the property and if it is furnished or unfurnished.
